Some times, the borrowers need finance instantaneously and banks take time to process the loan and disburse the loan after documentation. In order to overcome this difficulty, the Bank lends money against the immovable property in the form of Mortgage Loan.
Document to be Need :
General Documents :
- Application in prescribed format
- Photo - 2 copies
- PAN Card
- Address proof
- Trade License
- Partnership Deed / Registration of Company (if required)
- ITR of Proprietors / Partners / Directors
- Audit Report of Firm(3 years)
- Estimated Balance sheet, Profit & Loss & Trading A/C for running year
- Projected Balance sheet, Profit & Loss & Trading A/C for comming 2 years
- Rent Agreement / Rent Receipt
- Account statement, if maintained in other Bank
Land Documents :
- Sales Deed / Gift Deed / Partion Deed
- Non encumbrance certificate from the date of allotment till 30/15 years earlier
- Order of Namzari / Possession certificate
- Copy of Jamabandi
- Latest land revenue paid receipt
- Latest GMC Tax paid receipt
- Affidavit from the land owner that no litigation is pending.No tendent on land
- Declaration in the shape of affidavit that land is free from all encumbrance
- Valuation Report
- Notification
